The plan (below) shows the proposed layout.

The site in Rossington is ideally located close to existing employment space, and has excellent transport links. As part of the proposals, Premcor Estates would install the previously approved link road connecting the West End Lane roundabout to the northern end of Bankwood Lane.

The link road has been a long-term ambition of the local community as well as Doncaster Council. By establishing the link road, industrial traffic would connect more directly from Great Yorkshire Way and therefore be removed from the predominantly residential areas at the southern end of Bankwood Lane and West End Lane. Planning permission has already been granted for the new link road.

Zones 1, 2 and 3

Zones 1, 2 and 3 of the proposed development are on the current Tanks & Vessels (TVI) site off Bankwood Lane. Zone 2, on the northern part of the site, is proposed to provide operational vehicle storage with supporting infrastructure such as a security gatehouse. On the southern part of the TVI site (labelled Zone 1 & 3) we will be seeking outline planning permission for around 38,000 sqm of new employment development.

Zone 4

Zone 4, land north and south of the new link road at its western end is proposed for an electric vehicle charging station and petrol station with supporting shop, as well as two units for a restaurant and coffee shop with drive thru lane facilities. A further retail/restaurant/coffee shop unit would be included on land to the north of the link road.

A small proportion of Zone 4 will provide secure self-storage containers for rent, located at ground level only.

Future Zone 5

Future Zone 5 is likely to be developed for commercial use. Although not part of the planning applications at this stage, we have shown this on the masterplan for information.

Two separate planning applications would be submitted to create the four zones outlined above. Combined they could create around 500 new full and part-time jobs. The development at the eastern end of the new link road could provide around 38,000 sqm of new employment floorspace on the industrial estate leading to the creation of around 450 jobs. In addition, the commercial uses in Zone 4 at the western end of the new link road, could provide around 87 new jobs.
